Leak Detection in Stucco Homes

When homes and buildings have stucco cladding systems, leak detection may be necessary.  The most common issue that occurs in a stucco systems is that moisture finds its way through the stucco and into the building envelope.  Sometimes finding the source of leaks can be frustrating.  When moisture comes through windows or ceilings, this is a good sign that there is an issue that needs to be corrected.  Stucco systems can look perfectly normal on the outside, but hide moisture issues.

When you need leak detection

Water movement is one of the most powerful and destructive forces on earth.  When cladding systems allow water to pass through them, the building components behind can be damaged.  Wooden components such as OSB or plywood sheathing can rot within the wall.  Once moisture passes to the drywall, action should be taken to correct the issue.

How do you approach leak detection?

The first step is to identify what the source of the moisture is.  If there is a stucco cladding system, an invasive inspection can be performed.  Invasive inspection can identify if a classic stucco system failure exists. Sometimes leaks can be more challenging to locate.
